Cobb, Douglas or Fayette? How to choose your home base.

If you're moving here, or just moving across the metro, choosing the right home base matters as much as choosing the right house.
Cobb, Douglas and Fayette are three of the counties I work in most. Here's a practical way to compare them, or any area you're considering.
Start with your commute
Map the places you'll go most: work, school, family, the airport. Then look at the roads that get you there.
- Cobb County sits northwest of the city along I-75, with I-285 and I-575 close by.
- Douglas County runs along I-20 west of downtown, a fairly direct line into the city.
- Fayette County is south of the airport, with GA 74, GA 54 and GA 85 as the main routes, and Hartsfield-Jackson a short drive away.
Then drive it at rush hour. A route that takes 25 minutes on Saturday can take twice that on a Tuesday morning.
Think about your weekends
How you spend your free time is a good guide to where you'll be happy.
- In Cobb, there's the Marietta Square, the trails at Kennesaw Mountain National Battlefield Park and Braves games at Truist Park.
- In Douglas, Sweetwater Creek State Park has trails along the creek and the ruins of an old mill, and downtown Douglasville has its own historic core.
- In Fayette, Peachtree City is known for its multi-use paths, where plenty of residents get around by golf cart, along with lakes and the Trilith community near Fayetteville.
Look at the housing, not just the county
Every county has a range of homes: established neighborhoods with mature trees, newer subdivisions with community pools and clubhouses, townhomes, and homes on larger lots. Lot sizes, HOA rules and home ages can change from one street to the next, so compare specific neighborhoods, not just county names.
Ask for the HOA covenants and fees early. They can shape everything from fences and paint colors to what you can park in the driveway.
Check the budget street by street
Prices vary widely inside every county. Instead of general averages, I pull recent sales for the specific areas you're considering, so you can see what your budget buys in each one and decide with real numbers.
Take a weekend test drive
Before you commit, spend a weekend living like a local:
- Drive your work route at rush hour on Friday morning.
- Grab coffee in a downtown square or town center.
- Spend the afternoon at a park you'd actually use.
- Drive the neighborhoods at different times of day.
- Make a list of what you loved and what you didn't.
A note on fair housing
I won't tell anyone which community is "right" for a certain kind of person, and I won't steer anyone toward or away from an area. That's the law, and it's the right thing to do. What I will do is share facts, routes, public resources and recent sales, so you can choose what fits your life.
