Talk through your budget
Pre-approval
A lender reviews your income, credit and assets and puts in writing what they're willing to lend. Sellers take offers more seriously with one attached.
Down payment
Some loan programs allow a low or even no down payment for buyers who qualify. A lender will walk you through the options that fit you.
Closing costs
Lender fees, title charges and prepaid taxes and insurance, due at closing on top of your down payment. Your Loan Estimate spells them out.
Earnest money
A good faith deposit that goes with your offer, held in escrow and credited toward your purchase at closing.

What I look at on a tour.

Listing photos are built to impress. On a showing, MaShay looks past the staging for the things that cost you later.

  • The big systems. Roof, HVAC and water heater age, and what replacing them would run.
  • Water. Drainage and grading around the house, and any signs of moisture below.
  • Light and noise. How rooms feel at different times of day, and what's behind the back fence.
  • The rules. HOA covenants and fees, before you fall for the yard.
  • The real commute. The drive at rush hour, not on a Sunday afternoon.

How much do I need to buy a home?

It depends on the loan program, the price and your credit. Plan for a down payment, closing costs and some money in reserve. A lender can give you exact figures, and MaShay can share names to compare.

Should I get pre-approved before I start looking?

Yes. Pre-approval tells you what's realistic, and sellers take offers more seriously when one is attached. It also lets you move fast when the right home comes up.

How does working with a buyer's agent work?

Before you tour homes together, you'll sign a written buyer agreement that spells out what MaShay does for you and how she's paid. Compensation is negotiable, and sellers often contribute. She'll walk you through it before your first showing.

How long does buying a home take?

The search can take a few weeks or a few months. Once an offer is accepted, a financed purchase often closes in about 30 to 45 days.

Can I buy a new home and sell mine at the same time?
